Homebuyers Are in the Mood to Buy Today

June 22, 2020 by John Sibley

According to the latest FreddieMac Quarterly Forecast, mortgage interest rates have fallen to historically low levels this spring and they’re projected to remain low. This means there’s a huge incentive for buyers who are ready to purchase. And homeowners looking for eager buyers can take advantage of this opportune time to sell as well. There’s a very positive outlook on interest rates going forward, as the projections from the FreddieMac report indicate continued lows into 2021: “Going … [Read more...]

May 27, 2020 by John Sibley

With stay-at-home orders starting to gradually lift throughout parts of the country, data indicates homebuyers are jumping back into the market. In 2020, summer is the new spring for real estate. Joel Kan, Economist at The Mortgage Bankers Association (MBA) notes: “Applications for home purchases continue to recover from April’s sizable drop and … [Read more...]

Yes, You Can Still Afford a Home

March 12, 2020 by John Sibley

The residential real estate market has come roaring out of the gates in 2020. Compared to this time last year, the number of buyers looking for a home is up 20%, and the number of home sales is up almost 10%. The increase in purchasing activity has caused home price appreciation to begin reaccelerating. Many analysts have boosted their projections for price appreciation this year. Whenever home prices begin to increase, there’s an immediate concern about how that will impact the ability Americans have to … [Read more...]

How Interest Rates Can Impact Your Monthly Housing Payments

March 3, 2020 by John Sibley

Spring is right around the corner, so flowers are starting to bloom, and many potential homebuyers are getting ready to step into the market. If you’re thinking of buying this season, here’s how mortgage interest rates are working in your favor. Freddie Mac explains: “If you’re in the market to buy a home, today’s average mortgage rates are something to celebrate compared to almost any year since 1971… Mortgage rates change frequently. Over the last 45 years, they have ranged … [Read more...]

Interest Rates Over Time [INFOGRAPHIC]

February 21, 2020 by John Sibley

Some Highlights: With interest rates hovering at near historic lows, now is a great time to look back at where they’ve been, and how much they’ve changed over time. According to Freddie Mac, mortgage interest rates are currently hovering near a five-decade low. The impact your interest rate has on your monthly mortgage payment is significant. An increase of just $20 dollars in your monthly payment can add up to $240 per year or $7,200 over the life of your loan. Maybe it’s time to lock in now … [Read more...]

The #1 Misconception in the Homebuying Process

February 20, 2020 by John Sibley

After over a year of moderating home prices, it appears home value appreciation is about to reaccelerate. Skylar Olsen, Director of Economic Research at Zillow, explained in a recent article:  “A year ago, a combination of a government shutdown, stock market slump and mortgage rate spike caused a long-anticipated inventory rise. That supposed boom turned out to be a short-lived mirage as buyers came back into the market and more than erased the inventory gains. As a natural reaction, the recent slowdown … [Read more...]

How Buyers Can Win By Downsizing in 2020

January 22, 2020 by John Sibley

Home values have been increasing for 93 consecutive months, according to the National Association of Realtors. If you’re a homeowner, particularly one looking to downsize your living space, that’s great news, as you’ve likely built significant equity in your home. Here’s some more good news: mortgage rates are expected to remain low throughout 2020 at an average of 3.8% for a 30-year fixed-rate loan. The combination of leveraging your growing equity and capitalizing on low rates could make a … [Read more...]

Forget the Price of the Home. The Cost is What Matters.

November 7, 2019 by John Sibley

Home buying activity (demand) is up, and the number of available listings (supply) is down. When demand outpaces supply, prices appreciate. That’s why firms are beginning to increase their projections for home price appreciation going forward. As an example, CoreLogic increased their 12-month projection for home values from 4.5% to 5.6% over the last few months. The reacceleration of home values will cause some to again voice concerns about affordability. Just last week, however, First American came out with … [Read more...]

How to Determine If You Can Afford to Buy a Home

October 30, 2019 by John Sibley

The gap between the increase in personal income and residential real estate prices has been used to defend the concept that we are experiencing an affordability crisis in housing today. It is true that home prices and wages are two key elements in any affordability equation. There is, however, an extremely important third component to that equation: mortgage interest rates. Mortgage interest rates have fallen by more than a full percentage point from this time last year. Today’s rate is 3.75%; it was 4.86% at … [Read more...]

I worked with Gana to purchase my first home in March 2018. Gana definitely helped me out during this process. She stayed in contact with me and was very good with her timeliness on updates. She was there throughout the whole process and was very knowledgeable when i had any questions. Gana made sure I understood any documents that I had to sign before I completed the action. I would definitely recommend her!

Mrs. Gana is quite the gem, in fact, the entire Sibley Group were all so helpful and made our first home buying experience a breeze.

We were totally lost when it came to finding a mortgage company and having a realtor with such expertise and experience really put us at ease. She set up connections with several lenders and from there we were put on a path to home ownership!

I would recommend Mrs.Gana a million times again and the Sibley(...)

The decision to sell our home and to use the Sibley Realty Group was a year long process. We were concerned about determining the right time to sell and determining a fair and appropriate asking price. We had questions about how to adequately prepare our home for photos and showings. We were concerned about security and showing our home while we were away on vacation. John Sibley addressed all of our questions and concerns. He walked us through the process from listing to closing. He was a(...)

We were having troubles trying to figure out the particulars of buying a house and were a little intimidated about approaching a Real Estate agent. Those fears were put to rest after meeting Gana.

She not only guided us through the entire process, but made it a point to go over the contract with verbiage that we understood as first time home buyers- that was important.

The entire experience was smooth, as she laid to rest any fears we(...)

Gana made this transaction easy to understand for us as first time home buyers. Gana was very in tune with us when she could tell I didn't understand something. She slowed everything down and made sure I understood before we moved on.
