Your House Didn’t Sell. Here’s What To Do Now.

June 12, 2025 by John Sibley

When your house doesn’t sell, it doesn’t just feel frustrating – it feels personal. You put time, money, and emotional energy into this move. You told your friends and family it was happening. And now that your listing has expired without a buyer? You’re left feeling stuck, and maybe even a little embarrassed. And here's what most agents won’t tell you. Over 70% of homeowners who re-list with a different agent sell their house. Re-list with the same agent? That stat drops to only 50%, according to the latest data … [Read more...]

The Rooms That Matter Most When You Sell

June 5, 2025 by John Sibley

Now that buyers have more options for their move, you need to be a bit more intentional about making sure your house looks its best when you sell. And proper staging can be a great way to do just that. What Is Home Staging? It’s not about making your house look super trendy or like it belongs in a magazine. It’s about helping it feel welcoming and move-in ready, so it's easy for buyers to picture themselves living there. It’s important to understand there’s a range when it comes to staging. It can include everything … [Read more...]

May 30, 2025 by John Sibley

Some HighlightsWhether you’re planning to move soon or not, you want to be strategic about which home projects you take on. Because not all of them will be worth it.Before you decide what upgrades to tackle, talk to an agent who knows what’s in demand in your area and where you’re most likely to recoup the costs. Connect with a local agent so you know which projects are actually worthwhile. … [Read more...]

The Secret To Selling Your House in Today’s Market

May 28, 2025 by John Sibley

A few years ago, homes were flying off the shelves and getting multiple offers well over their asking price. It felt like you could name your price and still have buyers lined up at the door. But today’s housing market is different. Buyers are getting more selective now that inventory has grown. Homes are sitting a little longer. And more sellers are having to cut their prices. So, how do you still come out on top? It all starts with one thing, pricing your house right from the start. Today, that matters more than … [Read more...]

Why Would I Move with a 3% Mortgage Rate?

May 15, 2025 by John Sibley

If you have a 3% mortgage rate, you’re probably pretty hesitant to let that go. And even if you’ve toyed with the idea of moving, this nagging thought may be holding you back: “why would I give that up?”But when you ask that question, you may be putting your needs on the back burner without realizing it. Most people don’t move because of their mortgage rate. They move because they want or need to. So, let’s flip the script and ask this instead: What are the chances you’ll still be in your current house 5 years from … [Read more...]

Home Projects That Boost Value

May 12, 2025 by John Sibley

Whether you’re planning to move soon or not, it’s smart to be strategic about which home projects you take on. Your time, energy, and money matter – and not all upgrades offer the payoff you might expect. As U.S. News Real Estate explains:". . . not every home renovation project will increase the resale value of a home. Before you invest in a swimming pool or new addition, you should consider whether the project will pay itself off by getting prospective buyers in the door when it’s time to sell."That’s why, before … [Read more...]

Why Some Homes Sell Faster Than Others

May 7, 2025 by John Sibley

As you think ahead to your own move, you may have noticed some houses sell within days, while others linger. But why is that? As Redfin says:“. . . today’s housing market has been topsy-turvy since the pandemic. Low inventory (though rising) and high prices have created a strange mix: Some homes are flying off the market, while others sit for weeks.”That may leave you wondering what you should expect when you sell. Let’s break it down and give you some actionable tips on how to make sure your house is one that … [Read more...]

Your Home Equity Could Make Moving Possible

May 2, 2025 by John Sibley

Some HighlightsThanks to recent home price appreciation, homeowners have near record amounts of equity – and you may too. On average, homeowners have $311K worth of equity.Once you sell, you can use it to fund your down payment on your next home or maybe even to buy a smaller house in cash. If you want to find out how much equity you have, connect with an agent. Because it may make a move a lot more feasible than you'd think. … [Read more...]

If the Asking Price Isn’t Compelling, It’s Not Selling

April 18, 2025 by John Sibley

Some HighlightsUnfortunately, a lot of sellers today are setting their asking price too high. That’s leading to an uptick in price cuts. Some of the most common reasons this is happening are that they’re not paying attention to current market conditions or they’re trying to leave room for negotiation. The best way to avoid this mistake? Connect with an agent to make sure your house is priced to pull people in, not push them away. … [Read more...]

The #1 Thing Sellers Need To Know About Their Asking Price

April 3, 2025 by John Sibley

When you put your house on the market, you want to sell it quickly and for the best price possible; that's generally the goal. But too many sellers are shooting too high right now. They don’t realize the market has shifted as inventory has grown. The side effect? Price cuts are on the rise, but they really don’t have to be. Here’s why.According to data from Realtor.com, in February, price cuts were the highest they’ve been in any other February since 2019 (see graph below):If you consider that 2019 was the last … [Read more...]

I worked with Gana to purchase my first home in March 2018. Gana definitely helped me out during this process. She stayed in contact with me and was very good with her timeliness on updates. She was there throughout the whole process and was very knowledgeable when i had any questions. Gana made sure I understood any documents that I had to sign before I completed the action. I would definitely recommend her!

There are not enough words that can describe Lana. She absolutely made our experience of finding a home as easy and stress free it could be. Her communication skills are top notch. She answered all of our questions, which were many, in a very timely manner. She went out of her way to set up appointments and send us links for everything that we needed to get done. She did everything in a spirit of excellence. There is no other person I would want or recommend as an agent than, Lana Leonard(...)

Mrs. Gana is quite the gem, in fact, the entire Sibley Group were all so helpful and made our first home buying experience a breeze.

We were totally lost when it came to finding a mortgage company and having a realtor with such expertise and experience really put us at ease. She set up connections with several lenders and from there we were put on a path to home ownership!

I would recommend Mrs.Gana a million times again and the Sibley(...)

The decision to sell our home and to use the Sibley Realty Group was a year long process. We were concerned about determining the right time to sell and determining a fair and appropriate asking price. We had questions about how to adequately prepare our home for photos and showings. We were concerned about security and showing our home while we were away on vacation. John Sibley addressed all of our questions and concerns. He walked us through the process from listing to closing. He was a(...)

We were having troubles trying to figure out the particulars of buying a house and were a little intimidated about approaching a Real Estate agent. Those fears were put to rest after meeting Gana.

She not only guided us through the entire process, but made it a point to go over the contract with verbiage that we understood as first time home buyers- that was important.

The entire experience was smooth, as she laid to rest any fears we(...)

Gana made this transaction easy to understand for us as first time home buyers. Gana was very in tune with us when she could tell I didn't understand something. She slowed everything down and made sure I understood before we moved on.
