Don’t Be Fooled… Homeownership Is A Great Investment! [INFOGRAPHIC]

April 1, 2016 by John Sibley

Some Highlights: Harvard University's Joint Center of Housing Studies recently released the top financial & emotional reasons to own a home. Owning is a good way to build up wealth that can be passed along to your family as it is usually a form of "forced savings." You're paying for a house whether you own or rent, but owning gives you control over your living space. … [Read more...]

March 31, 2016 by John Sibley

Some of the housing headlines are causing concern for some consumers who are in the process of either buying or selling a home. Pundits are concerned over the lack of new construction or the month-over-month sales numbers. Let’s set the record straight; 2015 was a good year for residential real estate in the United States and 2016 is starting out stronger. Here is a graph of total homes sold (new construction and existing homes) in the first two months in 2016 compared to last year: Will this momentum … [Read more...]

Sales Contracts Hit Highest Level in Months

March 29, 2016 by John Sibley

The National Association of Realtors (NAR) just announced that the February Pending Home Sales Index reached it’s highest reading since July 2015. What is the Pending Home Sales Index (PHSI)? NAR’s PHSI is “a forward-looking indicator based on contract signings”. The higher the Pending Home Sales Index number, the more contracts have been signed by buyers that will soon translate to sales. February’s Index rose 3.5% month-over-month to 109.1. What does this mean for the … [Read more...]

The Top 5 Reasons You Should Not For Sale By Owner

March 28, 2016 by John Sibley

In today's market, with homes selling quickly and prices rising, some homeowners might consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). There are several reasons this might not be a good idea for the vast majority of sellers. Here are five of those reasons:   1. There Are Too Many People to Negotiate With Here is a list of some of the people with whom you must be prepared to negotiate if you decide to For Sale By Owner: The buyer who wants … [Read more...]

Home Sales Up Year-Over-Year

March 25, 2016 by John Sibley

Some Highlights This is the 48th consecutive month with year-over-year price gains. Lawrence Yun, NAR's Chief Economist says that, "The main issue continues to be a supply & affordability problem. Finding the right property at an affordable price is burdening many potential buyers." Inventory is still below historic normals at a 4.4 month supply. … [Read more...]

Further Proof This Isn’t a Housing Bubble

March 24, 2016 by John Sibley

Two weeks ago, we posted a blog which explained that current increases in home prices were the result of the well-known concept of supply & demand and should not lead to conversations of a new housing bubble. Today, we want to look at home prices as compared to current incomes. Here is a graph showing the monthly mortgage payment on a median priced home in the U.S. over the last 25 years: Mortgage payments are currently well below the historic average over that time period. Purchasers are not overextending … [Read more...]

3 Charts That Scream ‘List Your Home Today’

March 22, 2016 by John Sibley

In school we all learned the Theory of Supply and Demand. When the demand for an item is greater than the supply of that item, the price will surely rise. SUPPLY The National Association of Realtors (NAR) recently reported that the inventory of homes for sale stands at a 4.4-month supply. This is considerably lower than the 6-month inventory necessary for a normal market. DEMAND Every month NAR reports on the amount of buyers that are actually out in the market looking for homes, or foot traffic. As seen in the … [Read more...]

The Importance of Using an Agent To Sell Your House

March 21, 2016 by John Sibley

When a homeowner decides to sell their house, they obviously want the best possible price with the least amount of hassles. However, for the vast majority of sellers, the most important result is to actually get the home sold. In order to accomplish all three goals, a seller should realize the importance of using a real estate professional. We realize that technology has changed the purchaser’s behavior during the home buying process. For the past three years, 92% of all buyers have used the internet in … [Read more...]

I worked with Gana to purchase my first home in March 2018. Gana definitely helped me out during this process. She stayed in contact with me and was very good with her timeliness on updates. She was there throughout the whole process and was very knowledgeable when i had any questions. Gana made sure I understood any documents that I had to sign before I completed the action. I would definitely recommend her!

There are not enough words that can describe Lana. She absolutely made our experience of finding a home as easy and stress free it could be. Her communication skills are top notch. She answered all of our questions, which were many, in a very timely manner. She went out of her way to set up appointments and send us links for everything that we needed to get done. Mrs. Gana is quite the gem, in fact, the entire Sibley Group were all so helpful and made our first home buying experience a breeze.

We were totally lost when it came to finding a mortgage company and having a realtor with such expertise and experience really put us at ease. She set up connections with several lenders and from there we were put on a path to home ownership!

We were concerned about security and showing our home while we were away on vacation. John Sibley addressed all of our questions and concerns. We were having troubles trying to figure out the particulars of buying a house and were a little intimidated about approaching a Real Estate agent. Those fears were put to rest after meeting Gana.

She not only guided us through the entire process, but made it a point to go over the contract with verbiage that we understood as first time home buyers- that was important.

The entire experience was smooth, as she laid to rest any fears we(...)

Gana made this transaction easy to understand for us as first time home buyers. Gana was very in tune with us when she could tell I didn't understand something. She slowed everything down and made sure I understood before we moved on.
